A luxury one bedroom apartment in newly renovated listed building in the town centre with courtyard.

This beautiful one bedroom apartment is situated on the ground floor of a newly renovated listed building that boasts original period features in the heart of Folkestone town centre. The accommodation offers original restored floor boards and cast iron radiators throughout.

There is a spacious open plan kitchen/living room area that has French doors with shutters leading to a courtyard garden. The modern fitted kitchen is anthracite grey with oak worktops and includes an electric oven and induction hob, extractor and integrated fridge freezer, there is also a dishwasher and washer/dryer. The living room also houses the original (non-functioning) fireplace.

The large bedroom is off of the living space and has another original fireplace and some built in storage. The shower room leads off the bedroom which consists of a shower, WC and vanity unit with built in storage. The apartment is supplied with gas central heating which is fed from a communal boiler with separate thermostats for each flat. The apartment has its own electricity meter, the gas and water will be charged to tenants by the landlord on an estimated basis. Fibre internet is direct to the property.

Council Tax: Band A

The flat is supplied with one allocated parking space at the rear of the property with access through an electric gate. The property lies within a pedestrianised zone and therefore vehicle access is restricted between the hours of 10am and 6pm

The flat is located in the centre of the town, a few minutes walk from local bus and train routes.

Unfortunately the Landlord will not be accepting smokers or pets. Working tenants preferred.

The tenant is responsible for:-

c) A Refundable Holding Deposit - 1 weeks holding deposit to secure the property - this is due before the referencing commences (please note - if your referencing is declined the 1 weeks Holding Deposit will not refunded).
The 'deadline for agreement' for both parties is usually 15 days after a holding deposit has been received by the Landlord or Agent (unless otherwise agreed in writing).
d) Default Fees - Late payment of rent over 14 days overdue or a lost key/security device giving access to the housing.
When notice is served - Rent paid throughout the notice period of 2 months is payable for the full term, unless a new tenant can move into the property, the rent is due up until the day before the new tenant moves in.
